Remodeling in Bonita Bay

A gated, master planned community on the bay with golf, a marina and high rise condominiums overlooking the Gulf. Remodeling a tower residence here is as much about logistics as design.

What to plan for in Bonita Bay

01

Ask how the building handles contractor work

High rise associations typically schedule service elevators, set work hours and ask for common area protection. Ask your building manager for its current requirements before you set a start date.

02

Have insurance certificates ready

Many condominium buildings ask contractors for a certificate of insurance before work begins, sometimes naming the association. Ask what your building needs and allow time for it to be reviewed.

03

Plan deliveries around the building

Cabinetry, stone slabs and tile have to travel through a lobby, a loading area and an elevator. Measure those paths early so nothing arrives too large to bring up.

04

Permits come from the City of Bonita Springs

Bonita Bay lies within Bonita Springs city limits, so work is permitted through the City. Condominium work may also need association approval first, so ask about both.

Bonita Bay is among the best known communities in Bonita Springs, a few minutes from our showroom on South Tamiami Trail. Planning began in the early 1980s and the community opened in 1985. Today it covers roughly 2,400 acres along the bay with a manned gate at the entrance.

A wide mix of homes

The housing ranges from single family homes and villas to coach and carriage homes. Along the water stand high rise condominiums with views over the Gulf. Each type brings different remodeling questions, and the towers bring the most.

The community includes a deepwater marina, waterfront parks and a Gulf beach park. Bonita Bay Club offers 5 championship golf courses. The main campus holds 3 designed by Arthur Hills, and a separate campus to the east holds 2 designed by Tom Fazio.

Remodeling a high rise residence

A kitchen in a tower is not harder to design than a kitchen in a house. It is harder to deliver. Every cabinet, slab and box of tile travels through a lobby and up an elevator, and every crew member passes through shared spaces.

High rise associations typically manage this through a few common steps. These are the things to ask your building manager about, not fixed rules:

  • Whether the service elevator must be reserved, and how far ahead
  • What protection is expected for hallways, elevators and lobby floors
  • Which hours and days are open for construction work
  • What certificate of insurance contractors must provide, and who it should name
  • Whether the association reviews plans before the City permit is filed

The answers differ from building to building and can change over time. Asking early keeps the schedule realistic.

Design within the building’s structure

Condominium remodels work within limits that a house does not have. Plumbing stacks and structural walls usually cannot move. Flooring often has sound control requirements that protect neighbors below. A thoughtful layout works with these limits rather than against them.

This is where custom cabinetry earns its place. Made to measure cabinets can fit around a column or a chase that stock sizes cannot. Light finishes and reflective surfaces also make the most of the Gulf light that fills these residences.

Houses and villas

Single family homes and villas here bring a different set of questions, closer to a typical kitchen remodel. Homes from the earlier phases may be ready for a full update of kitchens, baths and closets. Exterior work is usually subject to association review.

Permits

Bonita Bay sits within the City of Bonita Springs, so remodeling work is permitted through the City’s Community Development Department. Condominium projects may need both association approval and a City permit.
