What to plan for in Estero

01

Permits come from the Village of Estero

Estero addresses are permitted through the Village's own Community Development Department, not Lee County or Bonita Springs. Mailing addresses can be misleading near the city line, so confirm the jurisdiction for your parcel.

02

Newer homes still change hands

Much of Estero's housing went up during its growth since the 1990s. Builder grade cabinets and finishes are often the first thing new owners want to replace, even when the structure needs little work.

03

Older homes need a different plan

Homes near the Estero River and along older roads can predate the large planned communities. Expect to review plumbing, electrical and moisture conditions before committing to a design.

04

Association review varies by community

With dozens of gated communities in the village, each association sets its own process for contractor access and architectural review. Ask your association what it requires before work is scheduled.

Estero sits just north of Bonita Springs, a short drive from our showroom. It is among the youngest municipalities in Southwest Florida. The Village of Estero incorporated on December 31, 2014. Before that, it was an unincorporated part of Lee County.

A place that grew quickly

The census tells the story plainly. Estero had about 3,177 residents in 1990 and 36,939 by 2020. Much of that growth came through planned communities, and the village counts some 35 gated communities and 11 golf courses within its limits.

The roots go deeper than the subdivisions suggest. The spring fed Estero River runs to Estero Bay, and the Koreshan State Historic Site preserves land settled by the Koreshan Unity, an early utopian community. A small number of older homes sit near the river and along older roads, far from the newer golf course neighborhoods.

Updating a newer home

Much of Estero’s housing went up as the population climbed from the 1990s onward. The structure is often sound, the windows are newer and the layout works. What new owners notice first is the kitchen and the baths, finished with builder grade cabinets and laminate or basic stone.

These homes are good candidates for focused work. A kitchen with solid boxes and a good layout may only need new doors, hardware and countertops. Our article on refreshing a kitchen without a full renovation walks through that decision. Where the layout no longer fits, custom cabinetry lets the room be planned around how you actually cook and store.

Working on an older home

An older Estero home deserves a different approach. Before a design is drawn, we want to see the condition of the plumbing, the wiring and the subfloor. Homes near the river may also sit in a flood zone, which can affect what a renovation requires.

This is where in house trades help. When the same team handles carpentry, plumbing, electrical and tile, surprises found behind a wall can be addressed without waiting on outside schedules.

Permits in Estero

Since incorporation, the Village of Estero runs its own building department and permitting services through Community Development. Estero addresses are permitted there, not through Lee County. Requirements depend on the scope of the work, so ask your contractor which permits your project needs.

Near the southern edge of the village, mailing addresses can read Bonita Springs or Estero regardless of where the parcel falls. A 2015 state law adjusted the line between the 2 municipalities. If you are unsure, confirm the jurisdiction before you apply.

Inside a gated community

Most Estero remodels happen inside a gated community. Each association has its own process, so it is worth asking a few questions early. Does the association require architectural review for exterior changes? Are there set hours for contractors? Does it need proof of insurance before a crew can enter?

The answers vary, and they can affect when work begins. When you are ready to talk through your home, request a free consultation.
