What to plan for in Pelican Landing

01

Towers at The Colony bring building logistics

High rise associations typically schedule service elevators, set work hours and expect protection for shared hallways. Ask your building manager how contractor work is handled before you set a date.

02

Ask what insurance the building needs

Many condominium associations ask contractors for a certificate of insurance before work begins. Ask what your building requires and allow time for review.

03

Villas from the 1990s are ready for a fresh look

Some villa neighborhoods date from the mid 1990s. Their kitchens and baths are often original or lightly updated, which makes them strong candidates for a full refresh.

Permits come from the City of Bonita Springs

Pelican Landing lies within Bonita Springs city limits, so work is permitted through the City. Your neighborhood or building association may also review plans first.

Pelican Landing sits along Estero Bay at the northern end of Bonita Springs, a short drive from our showroom. What began with a golf club in the mid 1980s grew into a master planned community of more than 2,300 acres. It was developed by WCI Communities and includes the Hyatt Regency Coconut Point resort.

A community of many home types

Few communities in the area offer such a range under a single gate. There are high rise, mid rise and garden condominiums, coach homes, villas and single family homes. The Colony, a gated enclave within Pelican Landing, holds the high rise towers. A tower that opened in 2026 rises 22 stories, with views over the Gulf and Estero Bay.

The setting matters too. The community borders Estero Bay and Spring Creek, with a canoe and kayak park and a marina. Residents reach a beach park on Big Hickory Island by boat shuttle. Golf ties much of it together, with fairways running between many neighborhoods.

Villas and single family homes

Some neighborhoods were among the first built. A villa neighborhood near the golf course, for example, dates from about 1994. Homes from that period often still have original cabinetry, cultured marble vanities and tub showers.

These homes respond well to a thoughtful bathroom remodel. Replacing a tub with a walk in shower, adding a wider vanity and improving lighting can change how a bath feels day to day. In the kitchen, homeowners often choose between new cabinetry and cabinet refacing, depending on the condition of the boxes and whether the layout still works.

Remodeling at The Colony

A residence in a tower brings a separate set of questions. Materials travel through a lobby and up an elevator, and crews pass through shared spaces. High rise associations commonly manage this with a few standard steps.

These are typical things to ask your building manager about, not specific rules:

  • Whether the service elevator must be reserved, and how far ahead
  • How hallways, elevator cabs and lobbies must be protected
  • Which hours and days are open for construction work
  • What certificate of insurance contractors must provide
  • Whether plans need association approval before a City permit is filed

Each building sets its own process, and it can change. Confirming it early keeps the project on schedule.

Design inside a condominium

Condominium layouts work within fixed plumbing stacks and structural walls. Flooring may need sound control underlayment to protect neighbors below. Made to measure cabinetry helps a kitchen fit around columns and chases, and light finishes make the most of the bay light.

Permits

Pelican Landing lies within the City of Bonita Springs, so remodeling work is permitted through the City’s Community Development Department. What a project needs depends on its scope.
