Remodeling in Bonita Springs

Our home city, where homes range from older riverside streets to gated golf and bay communities. Remodeling here starts with the age of the house and its exposure to water.

What to plan for in Bonita Springs

01

Know your flood zone before you plan

Many Bonita Springs homes sit near the Imperial River, Estero Bay or the Gulf. If a home is in a flood hazard area, the City may review how the cost of the work compares to the value of the building. Ask about this before the design is final.

02

Older homes deserve an honest look behind the walls

Some of the older neighborhoods are low lying and have seen flooding in past storms. Opening a wall in an older home can reveal earlier repairs, aging plumbing or wiring. Plan for discovery and leave room in the budget.

03

Permits come from the City of Bonita Springs

Addresses within city limits, including Bonita Bay and Pelican Landing, are permitted through the City's Community Development Department. Requirements depend on the scope, so confirm what your project needs early.

04

Choose finishes for heat and humidity

Coastal air is hard on some finishes and hardware. Ask how a cabinet finish, hinge or countertop edge will hold up in a home that may sit closed for part of the year.

Bonita Springs is where SeaGlass is based, and our showroom sits on South Tamiami Trail in the heart of the city. It is a place of contrasts. Within a few miles you can move from small homes on older streets near the Imperial River to towers overlooking the Gulf.

A city with 2 beginnings

Bonita Springs first incorporated during the land boom of the 1920s, then lapsed. Residents voted to incorporate again in 1999, and the current city dates from December 31 of that year. The settlement itself is far older. It began as a village called Survey, named for surveyors who camped along the river in the 1870s.

That long history shows up in the housing. Older neighborhoods near downtown and the river hold modest homes built decades apart. Planned communities such as Bonita Bay and Pelican Landing added single family homes, villas, coach homes and high rise condominiums from the 1980s onward.

Water shapes almost every project

The city fronts both Estero Bay and the Gulf, and the Imperial River runs through downtown. After Hurricane Irma in 2017, water managers noted that many of the flooded areas were low lying older neighborhoods in the floodplain. If your home is near the river or the bay, that context matters before you choose a single cabinet.

Homes in flood hazard areas can face a review of how the cost of improvements compares to the value of the building. The City’s post storm permitting guide explains this in detail. Large renovations in these areas may trigger additional requirements, so it pays to understand your situation early.

What this means for a remodel

In an older Bonita Springs home, a kitchen or bath project often begins with what is already there. We look at the subfloor, the plumbing, the electrical panel and any signs of earlier water damage. Those findings shape the plan as much as the design does.

Materials matter too. Solid surface and quartz countertops, moisture tolerant cabinet boxes and well sealed tile all suit a humid coastal climate. If the home sits closed for the summer, ask how each finish handles heat without air movement. Our journal covers cabinetry finishes for Southwest Florida homes in more depth.

For homeowners who want a lighter touch, cabinet refacing can update a kitchen while keeping sound cabinet boxes in place. For homes that need more, a whole home renovation allows plumbing, electrical and layout changes to be planned together.

Permits and paperwork

Most remodeling work within city limits is permitted through the City of Bonita Springs Community Development Department. What a project needs depends on its scope, its location and whether it sits in a flood zone. Ask your contractor to explain which permits apply and who will pull them.
